A CERTAIN TRACT OR PARCEL OF GROUND, together with all the buildings and improvements thereon, and all the rights, ways, privileges, servitudes, appurtenances and advantages thereunto belonging or in anywise appertaining, situated in the PARISH OF ST. JAMES, STATE OF LOUISIANA, on the right descending bank of the Mississippi River in South Vacherie, in Section 34, Township 13 South, Range 18 East, Southeastern Land District of the State of Louisiana, West of the Mississippi River, being designated as LOT 1-S, LOT 2-S, LOT 3-S and LOT 4-S, on a plan of survey made by W. H. Taylor, Jr., registered Land Surveyor, dated April 6, 1988, revised February 1, 1989, with a copy of said plan of survey being attached to an Act of Partition by and between Lawrence Joseph Tregre, Jr., et al, passed before Jude G. Gravois, Notary Public, dated June 5, 1989, registered in COB 301, folio 842, under Entry No. 78889 of the Records of St. James Parish, Louisiana.  And according to said plan of survey of W. H. Taylor, Jr., registered Land Surveyor, dated April 6, 1988, revised February 1, 1989, referred to above, Lot 1-S commences at a distance of 24 feet, 521° E of the intersection of the Southerly Line of Tregre Street and the Easterly Line of a 38 foot private servitude for passage and measures 281.04 feet front on the south side of a 38 foot private servitude for passage shown on said plan of survey by a depth between equal and parallel lines of 58 feet, at which point said lot narrows to 37.04 feet wide along its western  boundary and continues to a further depth of 96 feet between equal and parallel lines and is bounded on the north by said 38 foot private servitude of passage shown on said plan of survey of which said lot fronts on the east partly by the property of Roy Stephen Borne, or assigns, and partly by the property of Lawrence Menge, Jr., et al, or assigns, on the west by Lot 2-S shown on the said plan of survey and in the rear on south by the property of Lawrence Menge, Jr., et al, or assigns and partly by property of Roger Tregre, or assigns.

And according to said plan of survey of W. H. Taylor, Jr., registered Land Surveyor, dated April 6, 1988, revised February 1, 1989, referred to above, Lot 2-S measures 112.55 feet front on the south side of a 38 foot private servitude of passage shown on said plan of survey, by a depth between equal and parallel lines of 154 feet, and a width in the rear or south of 112.44 feet, and is bounded on the north by said 38 foot servitude of passage, and on which said lot fronts on the east by Lot 1-S, on the west by Lot 3-S, and in the rear or south by the property of Roger Tregre, or assigns.

And according to said plan of survey of W. H. Taylor, Jr., registered Land Surveyor, dated April 6, 1988, revised February 1, 1989, referred to above, Lot 3-S measures 112.55 front on the south side of a 38 foot private servitude of passage shown on said plan of survey, by a depth between equal and parallel lines of 154 feet, and a width in the rear of south of 112.44 feet, and is bounded on the north by said 38 foot servitude of passage, and on which said lot fronts on the east by Lot 2-S, on the west by Lot 4-S, and in the rear or south by the property of Roger Tregre, or assigns.

And according to said plan of survey of W. H. Taylor, Jr., registered Land Surveyor, dated April 6, 1988, revised February 1, 1989, referred to above, Lot 4-S measures 112.55 front on the south side of a 38 foot private servitude of passage shown on said plan of survey, by a depth between equal and parallel lines of 154 feet, and a width in the rear of south of 112.44 feet, and is bounded on the north by said 38 foot servitude of passage, and on which said lot fronts on the east by Lot 3-S, and in the rear or south by the property of Roger Tregre, or assigns.

A right of way and servitude of passage over and across said 38 foot private servitude of passage shown on said plan of survey on which said lots front for ingress and egress between the hereinabove described property and Louisiana State Highway No. 643 (Old Vacherie Road) via the public street known as Tregre Street, as more fully shown on said plan of survey referred to above.

Gravois, Notary Public, dated September 27, 1993, registered in COB 324, folio 225, under Entry No. 89031 of the records of St. James Parish, Louisiana, Act of Exchange between Michael J. Tregre and Adrienne Tregre passed before Jude G. Gravois, Notary Public, dated September 27, 1993, registered in COB 324, folio 231, under Entry No. 89033 of the records of St. James Parish, Louisiana, Act of Cash Sale from Tracy James Tregre to Michael J. Tregre passed before Jude G. Gravois, Notary Public, dated September 27, 1993, registered in COB 324, folio 228, under Entry No. 89032 of the records of St. James Parish, Louisiana.  All as more fully shown on the survey by Stephen P. Flynn dated February 22, 1999.
