A CERTAIN TRACT OF LAND OR PARCEL OF GROUND, together with all of the buildings and improvements thereon, and all of the rights, ways, privileges, servitudes, advantages and appurtenances, and prescriptions and prescriptive rights, both liberative and acquisitive, thereunto belonging or anywise appertaining, situated in the Parish of St. James, State of Louisiana, on the right descending bank of the Mississippi River, forming part of the Magnolia Plantation and being designated as Lot Forty-five-C (45-C) of Block three (3) 1 of Revision Two (2) of Magnolia Heights Subdivision, as per plan of survey made by Terry J. Dantin, Civil Engineer, Registered Land Surveyor, the original of which is dated February 15, 1972, and is recorded in COB 161, under Entry No. 34906 of the records of St. James Parish, Louisiana, and Revision Two (2) showing Blocks Three (3) & Four (4) of said subdivision being recorded in COB 248, under Entry No. 61450 of the records of St. James Parish, Louisiana, which plan of survey, as revised, is made a part hereof by reference hereto, and in accordance therewith, Lot Forty-five-C (45-C) of Block Three (3) of Revision Two (2) of Magnolia Heights Subdivision measures seventy-five (75) feet front on the west side of a public street known as Magnolia Heights Street (formerly known as Magnolia Avenue), by a depth between equal and parallel lines of one hundred seven (107) feet, and with a width in the rear or west of seventy-five (75) feet, and is bounded on the north by Lot Forty-four-C (44-C) of Block Three (3) of Magnolia Heights Subdivision, on the south by Lot Forty-six-C (46-C) of Block Three (3) of Magnolia Heights Subdivision, in the rear or west by the property of O. L. Hass, et al, formerly, now the property of Ellis &Lena W. Bourgeois Family Properties, L.L.C., or assigns, and on he east by the public street known as Magnolia Heights Street on which said lot fronts.
